 First impressions really do count!! Research has shown that people make up their minds about your property in the first few minutes. Therefore: -

1) Tidy the front garden including mowing the lawns and moving the dustbin from the driveway.

2)    Put a fresh coat of paint on the front door. Traditional colours are best not bold, bold bright colours.

3)    Make sure the hallway is as inviting as possible - it's usually the first and last room visitors see. Keep coats and shoes hidden away.

4)    Don’t underestimate the power of smell — flowers not only add colour but also add a natural aroma. For true freshness you should spring clean from top to bottom and then open the windows wide rather than using strong artificial fresheners to scent the room. Not everyone loves animals so keep them out of sight, you don’t want to draw attention to stray pet hairs or doggy smells.

5)    Be ruthless with clutter to give the illusion of space. Make the most of storage areas and throwaway anything not really needed.

6)    Kitchens and bathrooms really sell houses. Clearing things from the worktops and the top of the fridge in the kitchen makes the room look bigger. People often open kitchen and bathroom cupboards, so it’s a good idea to keep them tidy. Add a few accessories like a bowl of fruit and pot pouri to make the room lived in and not too clinical

7)    Make your kitchen pinboard an advert for the local area. Pin up local take-away menus, and other local businesses.

8)    There’s no need to redecorate throughout, as most buyers will want to redecorate to their own taste within a short time of moving in. However, if one of the rooms need brightening up, always
go for neutral colours. These will appeal to most buyers and make the room cleaner and lighter.

Where you live can be a major selling point and the most important factors to consider when buying a house is Location, Location, and Location. No matter how nice a property is the purchasers will always be put off if they do not like the area. You are the best people to tell them about the area. The Dearne Valley is a fantastic place to live, Be enthusiastic!!! (but don’t lie) tell them about the new employment prospects for the area and the new local attractions, The Earth Centre and don’t forget to including local pubs and restaurants. If the viewers have children enthuse about the local schools and how well your children have done/doing. Tell them about the local activities for the children, local shopping, bus stops, and take-away’ s. Find out as much as you can about the people viewing your house and use this to your advantage. The best way to show them around is to welcome them into your home, give them a quick guided tour, (try to keep your best room or feature in the house the last room they visit), next give them time to look round the house by themselves, this puts them at ease and will work to your advantage later. (try to listen to what they are saying whilst on their own, and gently bring anything they have mentioned to one another in with your conversation later). Don’t forget to show them any invoices for work completed in your house and tell them what items you to intend to leave (carpets, curtains and other items). Security is an important consideration for all house hunters. Show them the security devices fitted in your home including window locks and outside security lights.

Some people are embarrassed about talking about money so if they mention the price be vague, don’t try and negotiate a price, Remember this is what you are paying us your Estate Agent for!. (you don’t want to be selling subject to contract and then find four weeks later they can’t get a mortgage).
